Favorite Charleston Area Places

One of the most beautiful places in the Charleston SC area and specifically in Mount Pleasant's Waterfront Memorial Park.

Perfectly tucked under the new by Charleston standards Arthur Ravenel Bridge that connects the Town of Mount Pleasant and Charleston, the pier was built on pilings left by the Grace Memorial Bridge after demolition. "The Grace" as Charleston called her for about 75 years has her own place in history and will forever live as part of the Park's infrastructure.

Opened in 2009, the park includes a 1250-foot long pier that stretches out into Charleston Harbor under the foot of the Arthur Ravenel, Jr. Bridge. One end of the pier features an 8,100-square-foot covered pavilion for hosting dances and other events. Visitors can enjoy beautiful views of the bridge and harbor from the pier’s bench swings and shade structures. Fishing is allowed and encouraged from the pier where many species of fish are caught daily...There is a fee.

I have been to many events, including dances, hosted by some great local bands.

The park is home to a Charleston Convention and Visitors' Bureau Visitors Center where you can collect any information that you may need about your visit this beautiful place that we lovingly call the Lowcountry, a fantastic playground, grounds for picnicking, restrooms, a concession building, local souvenirs, and a wonder Sweetgrass Basket exhibit. Sweetgrass Baskets are a treasured part of the Mount Pleasant, SC Culture.

One of my favorite ways to pass some time is to walk along the pier, particularly close to sunset when the views are some of the most amazing that you will witness in Charleston while listening the laughter of the children on the playground. Visitation to the park is FREE, and there is a small parking charge...$.50/hour.

They will be having a great community celebration with the Blue Dogs and the Beach Boys in a couple of weeks. You have to make a reservation to attend! FHA Rules to Change for Home Buyers...Even in Charleston!





As if home buyers haven't faced enough changes and challenges over the last two years, Federal Housing Association lending rules will soon change for borrowers. Effective October 4, 2010, FHA Mortgage Insurance programs will change in a number of ways. Monthly insurance premiums will go up but upfront costs will be reduced to from 2.25% of the loan to 1% of the loan. If you aren't scratching your head over these changes, you are missing a good opportunity to do so! What does that mean for you if you have a ratified contract on a home or considering a purchase? It may mean that if you plan to be in your home for less than three years, you should hold off until after the changes since the increase in the monthly fees will be less out of your pocket than the current upfront costs. If you plan to be in your home for a longer term, you should perhaps pull the trigger and lock your loan prior to the October 4th date which means that your lender must register your loan with the FHA prior to that date. One more wrinkle to consider...After October, FHA will be limiting financing for borrowers with credit scores below 580.Some really fantastic news...Inventories are healthy, rates are near historic lows, and prices are similar to those experience in 2003 so it is a wonderful time to buy. It is also a good time to sell since you will make up whatever you may lose on the sale of your home when you purchase your new one. A great time to buy your first home, to move up, or to downsize. One great example...I listed a home on August 27th in Park West in Mount Pleasant, SC, I had a ratified contract in less than 24 hours, and we will close on September 23rd. This was not a short sale or foreclosure...it was a well-maintained home that was priced to sell. The Charleston, SC area, including Mount Pleasant, Sullivans Island, Isle of Palms, Daniel Island, and Summerville, has some incredible opportunities for investors who are looking for positive cash flow as well as for buyers looking for a special place for them and their family. Two important deadlines!

There are two important deadlines in April...both imposed by Washington. The first deadline is one that everyone thinks about, the IRS deadline to file your Personal Income Tax Return, is of course April 15th. This sometimes mean that you will need to cut a check which you will have to attach at a designated spot on your income tax return. Pretty painful for the check and for your checkbook. The second deadline is for you as a First-Time Home Buyer to be under contract so that you can qualify for the Tax Credit of $8,500 and for you if you have lived in your home for 3 of the last 5 years and you are purchasing a new principal residence to qualify for the $6,000 Tax Credit.
